Bradley Hall Trading Estate is a well-established industrial and trading estate in Standish, Wigan. One of our first acquisitions in 2005, we worked closely with occupier businesses to create a thriving commercial estate and maintain high occupancy levels.

Our twofold objective

  1. Improve the estate as a business location through continual investment
  2. Drive value by attracting new businesses and improving the rental tone

We achieved both objectives by taking the initiative and delivering everything in a people-focused way.

 

Our decisive approach at work

Rationalising and consolidating the estate to allow for the regeneration of older, peripheral parts into a much-needed housing development.

  • Our planning team secured residential consent for parcels of land sold to, Homes England, Countryside properties and Wain Homes for £15 million
  • Working closely with Wigan Council to agree a cross-subsidisation of the retained commercial estate
  • Utilising the funds to upgrade security measures, CCTV, roads, signage and cosmetic appearance

 

In July 2021 Wain Estates sold to Stenprop for £20.6 million, reflecting a net yield of 6.43%.
