We are delighted to welcome experienced property professional Jim Wood as Group Managing Director with responsibility for the day to day operation of Wain Homes.
 
He takes the helm at an exciting time for the business with 16 new residential developments launching this year across our three regions in the North West, Severn Valley and the South West.
 
Jim’s previous roles in the industry include Managing Director of Barratt London (incorporating the East and West London divisions) and the Group Managing Director at the privately-owned Weston Group.
 
He said: “I was looking for the right role with the right people and found it with the Wain Group. 
 
“It is an exciting time to have joined the company, which has been transformed under Will Ainscough’s leadership, with an impressive portfolio, clear strategy for sustainable growth and a real commitment to quality place making.
 
“I am delighted to join a committed team of colleagues who all want to make a difference and strive for further success in the market “
  
Jim lived in Cheshire for 20 years before moving to London and returns to the North West where he will be based at the Group headquarters in Warrington.
 
He will also join the Group Board along-side Executive Chairman Will Ainscough, Finance Director Andy Campbell, Legal Director Nina Chesworth and non-exec Director Iain Slater.
 
Will Ainscough said: “Jim’s wide-ranging experience will be hugely beneficial as we continue to develop the full potential of the Group and drive the high standards at Wain Homes which has just achieved five-star builder status.”

A newly formed girls’ football team are dressed for success after netting a sponsorship deal with Wain Homes.
Stoke Lane Athletic FC Girls U11s are currently playing their first ever season in the Bristol Girls’ League and were in desperate need of essential training kit.
Team coach, Stephanie Hempenius, said: “As a new team, we had girls turning up for training in their own clothes unsuitable for the cold winter practise and we know it’s a lot for parents to have to buy new clothing given the current cost of living.
“We’re all incredibly grateful to Wain Homes for stepping in with a £1,000 donation which has enabled us to provide the team with training tops, rain jackets and team jumpers, giving  the girls their own identity and to look like one team when training. The girls are over the moon with it and look so smart on match days and at practise.”
Formed in 1979, Stoke Lane Athletic is a 2 Star FA Accreditation Club and play their home games at Little Stoke Park close to our <a href="https://www.wainhomes.co.uk/developments/mulgrove-farm-village/">Mulgrove Farm Village</a> development. We are building a range of 2, 3, 4 and 5-bedroom homes and apartments at the award-winning development situated off Harry Stoke Way.
Maisie Boyd, sales and marketing assistant at Wain Homes, said: “Stoke Lane Athletic has been giving young people from the South Gloucester area the opportunity to get involved in sport for nearly 50 years and, as junior football is a great way to stay fit and meet new friends, we were proud to be able to help with the newly formed girls’ team.
“Hopefully, some of our new residents at Mulgrove Farm Village will benefit from joining this great club and we hope the Girls U11s have a successful and enjoyable first season.”

An Ivybridge charity which looks after the wellbeing of vulnerable young adults in Devon has undergone an outdoor transformation, thanks to our South West team.

An Ivybridge charity which looks after the wellbeing of vulnerable young adults in Devon has undergone an outdoor transformation, thanks to our South West team.
The garden area of Young Devon’s accommodation facility on Western Road in Ivybridge was an under-utilised asset until the charity appealed to Wain Homes’ <a href="https://www.wainhomes.co.uk/about/charities/">‘Helping Hands’</a> community support initiative.
A team of 15 Wain Homes employees visited <a href="https://www.youngdevon.org/">Young Devon</a> and created a new communal patio area which residents can now use for seating, relaxation, outdoor activities, group art and gardening.
The team also undertook general gardening and landscaping tasks and we are looking forward to donating towards garden furniture when the patio is formally opened in Spring this year.
Young Devon has put young people at the heart of Devon since 1949. Starting off as Devon Youth Association, for seven decades it has made Devon a better place for all young people. Each year it helps more than 2,000 people with skills training, accommodation and mental wellbeing.
Andrea Colson, supportive housing systems coordinator at Young Devon, said: “We are so thankful to Wain Homes and pleased with the transformation of the garden, as it gives us a really useful space to sit outside and enjoy the fresh air as well as a communal area to chat and eat out in good weather. 
“Previously, we had nowhere we could sit individually or as a group. This will help us to tailor our support to meet individuals’ needs. It will enable us to plan activities in the summer such as BBQs, outside table tennis, group art activities and gardening to get our residents outside relaxing and enjoying nature at its best which will support their physical and mental health.  We also hope to add planters for our residents to grow herbs and some vegetables which will give really useful living skills for when they move on into independent living.”
Wain Homes is building a collection of two, three, four and five-bedroom homes at our <a href="https://www.wainhomes.co.uk/developments/saxon-gate/">Saxon Gate development</a> in Ivybridge.
Steve Goldsworthy from Wain Homes said: “Building in the heart of a community goes well beyond bricks and mortar; it involves becoming part of that community and I am proud of the team of Helping Hands from Wain Homes who volunteered their time to deliver a project that will have a tangible benefit for some of our more vulnerable young neighbours.
“We never take for granted the opportunity to build new homes and activities such as transforming Young Devon’s outside space shows our team at their best, dedicated, supportive and willing to roll up their sleeves to get involved.”

The Mayor of Chudleigh, Councillor Richard Webb, cut the ribbon to officially open a children’s play area at The Leighs, a new Wain Homes development in the town.

The Mayor of Chudleigh, Councillor Richard Webb, cut the ribbon to officially open a children’s play area at The Leighs, a new Wain Homes development in the town. 
The opening of the play area, created for children aged between three and twelve, marks the completion of this successful development of 69 new energy efficient homes.
Councillor Webb was assisted at the ceremony by Laura Camp, a resident from The Leighs and founder of the Acts of Kindness charity which aims to support those in need and offers a counselling service for Chudleigh residents. Laura’s 12-year-old sons were the first to try out the new play equipment in the park.
Councillor Webb said: “It was an honour to open a new playpark facility within Chudleigh for local residents and visitors alike. 
“I feel strongly that any local new housing development should enhance the local visible infrastructure and this has clearly been the case at The Leighs with creation of this new play area.”
Katie Alderton, sales and marketing director at Wain Homes, said: “Unveiling this new play area is the perfect way to complete a hugely successful development of new family homes.
“It is always satisfying when we are able to include additional facilities on our developments which benefit the wider community. When a Merseyside hospice in need of updating asked for help, our Wain Homes North West team jumped into action.
<a href="https://willowbrook.org.uk/">Willowbrook Hospice</a>, a specialist palliative care unit on Portico Lane in Prescot, opened 25 years ago and required some essential updates.
This prompted action from our Warrington-based team who worked with Panorama Kitchens to organise the supply and fitting of a brand new kitchen, with Wain Homes also donating new integrated appliances.
To ensure the hospice continues to provide comfort and solace to residents and their families, a team of 15 volunteers from Wain Homes visited the site recently to undertake landscape and grounds maintenance as part of our <a href="https://www.wainhomes.co.uk/about/charities/">‘Helping Hands’</a> initiative.
‘Helping Hands’ sees every Wain Homes employee given paid time out of the business to volunteer to support good causes in their local communities.

Willowbrook Hospice is Wain Homes North West’s charity of the year and our efforts didn’t end there. Following the sale of a number of our north west show homes, we auctioned appliances and goods which, along with a coffee morning and bake sale, raised £2,200. A further £2,000 was raised by Wain Homes’ senior architectural technologist, Lauren Balfour, with a daredevil skydive.
Bev Neilson, fundraising events facilitator at Willowbrook Hospice, said: “Thank you to Wain Homes for supporting us with our much needed renovation works.
“We now have a fantastic, modern kitchen area which will greatly add to the comfort of our staff, volunteers and visitors and the added financial donation will help us maintain the vital service we provide for our community.”
Ian Turnball, volunteer engagement manager at Willowbrook Hospice, said: “We also want to thank the team of Helping Hands volunteers from Wain Homes who worked hard all day to make sure our grounds are clean, tidy and comforting for families and staff. They work together brilliantly as a team and nothing was too much trouble.”
Willowbrook Hospice is close to the hearts of the Wain Homes North West team, with some staff having personal experience of its support.
Richard Chamberlain, Wain Homes North West managing director, added: “Supporting Willowbrook throughout 2023 has really brought out the best in our dedicated team. Collaborating with our contractors, suppliers and the community is what we’re about and making a positive difference is what continues to motivate and drive our team. I am immensely proud of their commitment to help and support others.”

We were privileged to be in the room for the inaugural Variety North West PROPS Awards which recognised the achievements of the region’s property industry. 
The event, at the Hilton Hotel in Manchester, also raised more than £200,000 for Variety, the children’s charity, with pledges on the night to buy three brand new Sunshine Coaches.
Our executive chairman Will Ainscough was honoured to receive the Special Recognition Award for his outstanding contributions to the property industry, earning him recognition as one of the most influential figures in the North West.
As well as masterminding ground breaking regeneration schemes like Future Carrington, Will has continually supported disabled and disadvantaged children and the Wain Group regularly helps with community initiatives and local causes through its Helping Hands staff giving initiative. 
Will said: “I’ve been very fortunate to have had valuable leadership and guidance from my father throughout my career, but without doubt we wouldn’t be where we are today without all the tireless efforts of all involved in the business.”

To further celebrate the company’s 50th year in business we are very proud to announce the launch of the Wain Foundation.

To further celebrate the company’s 50th year in business we are very proud to announce the launch of the Wain Foundation.
Every year a percentage of the Wain Group profits will be distributed through the Foundation to support charities in the UK regions in which we operate, the North West, Severn Valley and South West. 
The Foundation will be administered by a Board of Trustees with a broad range of experience, with Wain Group founder Bill Ainscough appointed as chairman.
He said: “As a property company, we physically help communities develop and grow and feel it is important to support them on a wider level to prosper and thrive by directing support to those who need it most. 
“I am honoured to become Chairman of the trustees of the Foundation and I am determined to ensure it makes a real difference to many people’s lives.”
The main focus will be on charities working on specific projects or campaigns that help improve the lives of children and young people. 
The Foundation has announced its first donation of £5million to fund the construction and fit-out of a pioneering school for children with special educational needs in the North West, close to where the company first began.
Based in Mawdesley in Lancashire, Rainbow Hub currently offers six places to children aged 5-11 years who have physical needs but can follow an academic curriculum. The donation will allow the provision to be significantly extended offering places to approximately 21 children aged 5 – 16 years. 
There will be several therapy rooms, a ground level Rebound Therapy trampoline and an accessible life skills room. The building has been designed with shared spaces which will be used by all the services across Rainbow Hub with a room available for parents as a social area.
The new building is scheduled for completion in June 2024, ready for opening in September 2024. 
Bill added: “The school does amazing work and we are really pleased to be able to support this next stage of its much-needed provision.
“Going forward we are excited to see what other organisations and projects the Foundation can support to help communities thrive together.”

A number of players live at our <a href="https://www.wainhomes.co.uk/developments/forge-manor/" target="_blank" rel="noopener">Forge Manor development</a> in Chinley and we have donated £640 to provide training rain jackets for both the Under 13s and Under 14s teams which play in the Stockport Metro League.
Billy Barrett, treasurer and joint secretary at Chinley Juniors FC said: “Our players train at Chapel-en-le-Frith High School which, as you can imagine, is exposed to some extreme weather during the winter months.
“We are grateful to Wain Homes for their kind sponsorship which will mean our players can wrap up warm whilst they train, making football even more enjoyable for our juniors and will also make us look smart on matchdays when we represent Chinley.”
Chinley Juniors FC was established in 1999 and currently has around 120 boys and girls from the local area playing regular football across teams ranging from U9s to U15s. 
Nathan Bullough, regional marketing co-ordinator at Wain Homes, said: “Clubs like Chinley Juniors are so important to the community, giving local children the opportunity to play sport, keep fit, enjoy being part of a team and build lifelong friendships. 
“We also recognise the hard work of all the volunteers who give up their time to coach, organise and run the club so we were happy to offer our sponsorship and we hope the football they play will be as stylish as their new training gear!”

Chinley Juniors FC Wraps Up Housebuilder Deal

Wain Group has announced the charities it will support for the coming year, with each good cause chosen by our colleagues.
Our Group function has selected British Heart Foundation as our charity of the year. The BHF funds around &pound;100 million of research each year into all heart and circulatory diseases and the things that cause them.
Wain Homes South West&rsquo;s chosen charity is Refuge4Pets, which provides a specialist animal fostering service across Devon and Cornwall to victim-survivors of domestic abuse, so that they can leave with their much-loved animals.
In the Severn Valley, the team has voted for Bristol-based Marmalade Trust, the only charity dedicated to raising awareness of loneliness and empowering people to make connections.
The North West team will be fundraising for Willowbrook Hospice, based in Knowsley, Merseyside. Willowbrook offers specialist palliative care and aims to improve the quality of life for people who have a life limiting or terminal illness; helping them to live their life well. The hospice is particularly close to the hearts of some of our North West colleagues and a team of Wain Homes volunteers recently visited Willowbrook as part of our Helping Hands initiative.
Wain Estates will be supporting a number of different causes throughout the year and all the teams are now planning activities to help raise much-needed funds for their chosen charities.

Two popular beaches on the Devon and Cornwall coast were given a clean and tidy by teams of volunteers from Wain Homes.
In Devon, the planning team swapped land for sand and spent a day clearing rubbish from the Blue Flag beach at Westward Ho! Further down the coast in Cornwall, 11 of the technical team removed more than 20 large sacks of rubbish from Perranporth Beach after hearing that local people were concerned about debris collecting on their seafront. Both projects were part of Wain Group&rsquo;s Helping Hands initiative, which will see Wain employees volunteering a day to give back to their local communities. Wain Homes is currently building new homes across Devon and Cornwall, with the Kingsland development just a short walk from the beach at Westward Ho! In Cornwall, Wain Homes is building new family homes at Trewollack in Newquay, just a few miles along the coast from Perranporth Beach and has other new developments close by in Probus and St Eval. Wain Homes technical director, Steve Goldsworthy, who took part in the Perranporth Beach tidy, said: &ldquo;We listen carefully to the local community around all our developments and we heard many residents were concerned about litter on the beachfront. &ldquo;Everyone in our team wanted to do their bit for the environment and local ecology and the highlight for us was the reaction of local people, many of whom came over to say thank you for our efforts on one of the hottest days of the year. &ldquo;I know the whole team felt proud when they realised what this meant to the community.&rdquo;

Wain Homes South West Team Turn Tide on Beach Rubbish 

A 12-strong team from Wain Estates teamed up with Groundwork Greater Manchester for a day of environmental action at Trafford Ecology Park.

A 12-strong team from Wain Estates teamed up with Groundwork Greater Manchester for a day of environmental action at Trafford Ecology Park.
The Park is a peaceful oasis of greenery hidden away at the heart of the busy industrial estate, providing a welcome escape for many workers with a pathway around a lake and the opportunities to hold meetings in a specially created &lsquo;Meeting Place&rsquo;.
It also hosts Forest School sessions for local school children.
But much of the park had become overgrown making access difficult in the school area and Groundwork asked Wain Estates for help through our Helping Hands volunteering scheme.
Led by Wain Group executive chairman Will Ainscough, and Wain Estates&rsquo; directors Mark Booth, Jack Brister, Peter Ainscough and Paul Wrigglesworth, the team was kept busy clearing pathways, building reading dens for the children and cutting back branches and overgrown vegetation.
They also cleared one of the Forest Schools' breakout areas, which had been overgrown with weeds and brambles, to make it more accessible and child friendly. The day ended with a challenge to create the best bug hotel to help encourage insects and biodiversity within the park.
The Crawley Towers&rsquo; team of Rachael Davies, Jack Brister, Lynne Kennedy-White, Kevin Fletcher, Mike Jones and Mark Booth won the day with a &lsquo;hotel&rsquo; design that boasts lots of different areas for the different bugs, including access ramps, slides, swimming pools, terraces, even walkways down from the trees.
Director Jack Brister, said: &ldquo;It was hugely rewarding to spend the day helping to improve this vital resource to encourage biodiversity and support the local environment. It is already well used and shows the importance of well-maintained green spaces within the community.
&ldquo;A group of school children walked past at the end and started exploring the area we had just cleared which was a great endorsement of our efforts and also the work of the Groundwork Team.&rdquo;
The Ecology Park is close to the large former Shell refinery site at Carrington which Wain Estates is remediating and redeveloping with new homes, new employment areas and new village hubs surrounded by improved open spaces.
Natalie Ross from Greater Manchester Ecology Park who co-ordinated the day said: &ldquo;We are extremely grateful for the help of the Wain Estates team for their help preserving Trafford Ecology Park. We rely on volunteers to make this space enjoyable for visitors and a safe haven for nature and hope that other businesses will be inspired to support this cause in the future.&rdquo;

The team spent the day weeding, mowing lawns, painting benches, washing pathways, picking vegetables and turning the vegetable patch at Willowbrook Hospice in Prescot.&nbsp; Karl also planted a rose bush in memory of his sister at the hospice which provides specialist palliative care for the Knowsley community. The day was part of Wain Group&rsquo;s &lsquo;Helping Hands&rsquo; initiative, which will see more than 300 Wain employees volunteer a day to help out in their local community. Ian Turnball, volunteer engagement manager at Willowbrook Hospice, said: &ldquo;A massive thank you to the Wain Homes team for their help and support, it certainly will make a difference. &ldquo;They were a fabulous group of volunteers who were well organised, hard-working, an absolute delight to spend time with and who had a great work ethos of mutual respect and trust. &nbsp;They would be most welcome back anytime.&rdquo; Wendy Dolan, Wain Homes&rsquo; sales office manager who helped organise the event, said: &ldquo;The whole day was a fantastic experience from start to finish; a great opportunity to engage as a team and offer our help to a truly amazing place. &ldquo;We worked hard, supported each other and made a difference to a place that provides round the clock care to patients and their families. Everybody who volunteered was humbled by the experience and I am really proud to be a part of such an amazing team.&rdquo;

Colleagues from across Wain Group recently came together to celebrate our 50th anniversary. Guests gathered at Victoria Warehouse in Manchester for a night of music, laughter and a whole lot of surprises.&nbsp;
The evening began with some familiarity, as guests were served drinks by waiters and waitresses in both hard hats and high-vis jackets.&nbsp;

Directors from across the business were welcomed on stage to gee up their regions and they really didn't leave anything on the table, not even the flowers!

Our guests enjoyed some fantastic food while being serenaded by a spectacular band, who were on hand to entertain all night long.

And we danced the night away!
Our 50th anniversary celebrations were a success; colleagues from across Wain Group and their guests had a brilliant evening celebrating a very special occasion.

The annual Wain Homes Severn Valley Golf Day raised &pound;8,000 for Grief Encounter, a charity that supports bereaved children and young people.
Grief Encounter, which has a Therapy Centre in Knowle, Bristol, has been providing free, professional and specialist bereavement support services for more than 15 years.
Its mission is to give every child and young person access to the best possible support following the death of someone close and the charity works closely with individuals, families, schools and professionals to offer a way through the anxiety, fear and isolation so often caused by grief.
Carl Haley, managing director of Wain Homes Severn Valley said: &ldquo;We have supported Grief Encounter for the past three years and it is a charity we hold close to our hearts.
&ldquo;I would like to thank everyone who played a part in raising such a fantastic amount at our golf day and your efforts will make a real difference to the lives of many young people.&rdquo;
Richard Fogelman, CEO of Grief Encounter, said: &ldquo;We are so thrilled that Wain Homes chose to support Grief Encounter South West at their recent Golf Day. Their donation will help fund the extremely important bereavement services we are offering at this time.
&ldquo;Demand is ever-increasing as so many families experience the unimaginable, so this is a much welcome boost at such an uncertain time for charities.&rdquo;

GROUP DIRECTORS

Will Ainscough - Executive Chairman 
Will was appointed Executive Chairman of Wain Group in 2016, taking on the joint roles of CEO and Chairman. He previously worked as a Chartered Surveyor for Cushman &amp; Wakefield and set up HIMOR in 2005. HIMOR was incorporated into Wain Group in 2016 before becoming Wain Estates. Will has over 20 years’ experience in the land and property business, with an emphasis on transactions, investment management and corporate strategy. Understanding that people are the heart of the business is what drives Will’s ambitious plans. He has focused the company with a clear purpose: to have a positive impact on people and places.

Jim Wood - Group Managing Director
Jim was appointed Managing Director of Wain Group in 2024 and is responsible for the day to day operationg of Wain Homes. He previously worked as Managing Director for Barratt London and Group Managing Director at the privately-owned Weston Group. Jim has over 35 years' experience in the property and construction industry and brings a wide-range of skills to the role.

Andy was appointed as Group Finance Director in 2022 to lead on the financial strategy and growth of the business. Joining us in 2018, he previously held the role of Wain Homes Finance Director. He has over 25 years’ experience in raising finance, including multi bank syndicated facilities, interest rate hedging and public funding. He is a chartered accountant and has significant experience in financial reporting, taxation and investment strategy.

Nina Chesworth - Group Legal Director 
Nina was appointed Group Legal Director in 2017 to oversee our external legal instructions and carry out Group transaction work. Before joining us, Nina worked in private practice for both national and regional law firms. She qualified as a real estate solicitor in 2001 and went on to specialise in residential property development, acting on behalf of developers and house builders. We benefit from Nina’s experience in all things property development - including land transactions, site assembly, social housing, planning promotion agreements and joint ventures.

Iain Slater - Non-Executive Director 
Iain was appointed as a Non-Executive Director of Wain Group in 2022 to help provide strategic input and council at the Group Board, as well as to both challenge and give advice to the Group Executive team. As a chartered accountant, Iain holds an impressive portfolio of insight and experience spanning 35 years’ in specialist finance. With his previous roles having taken him from KPMG to CBPE Capital LLP.
